Vladislavs Malahovskis, a specialist from the Latgale Cultural History Museum, highlights the historical significance of this area, noting that it represents the earliest settlement in the city. Rēzekne began to flourish in the 17th century when the Jesuits built a church, around which the marketplace and surrounding homes developed. This area has become the city's historical landmark with notable sites like the castle mound, cathedral, and marketplace.

Archaeological findings during road reconstruction in 2018 revealed human remains from a medieval cemetery near the cathedral, indicating that the historical importance of this area has deeper roots than previously believed. The area designated for the new shopping center lies within several cultural heritage protection zones, which include both regional and national significance landmarks. Vilma Platpīre, the head of the National Cultural Heritage Administration’s Latgale regional division, pointed out that the planned development would impact these culturally sensitive zones, raising concerns about the preservation of Rēzekne's historical identity.

The development proposal has attracted attention from local heritage enthusiasts who worry that the commercialization of such an important historical site might overshadow its cultural attributes.
