Rēzeknes spa fails to find tenants in the latest auction; requirements for investors could be eased
The Rēzeknes spa remains tenantless despite ongoing efforts by the local government, which has struggled to attract investors for over five years.
The Rēzeknes spa, located by Lake Kovša, continues to seek tenants after a recent auction yielded no interest, marking over five years of unsuccessful attempts by the local government to find investors for the facility. The municipality has conducted two auctions, attempting to attract interest not only for the spa but also for adjacent land aimed at developing a hotel complex. Rēzeknes City Council’s Urban Environment and Development Department head, Georgijs Orlovs, pointed out that the initial plan included both a spa center and hotel modules, underscoring the ambitious vision for the site.
The starting lease price for the spa is set at €3,720 per month, with a contractual obligation of 30 years for the prospective investor. Key terms include the stipulation that the investor must create a minimum of 15 new jobs and invest an additional half a million euros into the property. However, maintaining the currently vacant space has become a financial burden for the local government, which spent nearly €600,000 on the property in 2025 alone, highlighting the urgent need for a solution to capitalize on the spa's potential.
Experts are skeptical about the recreational center project and criticize Rēzekne as an attractive spot for investors, especially amidst the challenges faced in securing tenants and making the spa and its surrounding properties appealing to potential business operators. They suggest that Rēzekne should increase its promotional efforts to attract investment, reflecting the challenges faced by local authorities in stimulating economic growth and making effective use of community resources.
