Safra Fund buys former Odebrecht headquarters, now Pinheiros One

The JS Renda Imobiliária fund, managed by Banco Safra, has acquired the former Odebrecht building in São Paulo, subject to regulatory approval.

The JS Renda Imobiliária fund, overseen by Banco Safra and managed by Safra Asset, has finalized the purchase of the Edifício Pinheiros One, which previously housed the headquarters of Odebrecht, located on Marginal Pinheiros in the western part of São Paulo. While the exact financial details of the transaction were not disclosed, the deal is contingent upon approval from the CADE (Administrative Council for Economic Defense). This acquisition is part of the fund's strategy to invest in premium assets in highly liquid sectors within key areas of São Paulo, which is expected to boost property value and diversify tenant profiles.

The acquisition will be executed through the complete purchase of shares from Tellus IV Participações and BRZ, both of which are shareholders in the Pinheiros One Real Estate Investment. The deal's strategic positioning suggests a confidence in the São Paulo real estate market, particularly in properties that are expected to appreciate due to their location and market dynamics. The management has indicated that this transaction aims not only to enhance portfolio diversification but also to assure robust income streams through rent and other revenue sources.

As it stands, the Safra Fund's main objective is to provide monthly dividends to its investors through earnings from rents, yielding a stable cash flow. Should the CADE approve the transaction, it reflects an ongoing trend of significant investments in prime real estate by institutional investors, signaling a potential shift in market confidence following recent economic fluctuations in Brazil, particularly in the wake of the challenges faced by Odebrecht.
