The new district of a Spanish developer in Martin has been redrawn again. Retail parks have been added to the 880 apartments

A Spanish developer's residential project in Martin, Slovakia, has been replanned for the third time, now including additional retail parks alongside 880 apartments.

The Bilbao company, made up of several Spanish entrepreneurs, has been planning the Turčany zone in Martin since 2008, making it one of the largest regional housing projects in Slovakia. Over the years, the plans have undergone multiple revisions, with the latest, fourth version approved by local authorities now including a total of 878 apartments in various building types. This represents an increase of 56 apartments from the previous iteration made at the beginning of 2024.

In addition to residential units, the latest plans by Bilbao also incorporate two retail parks that span over 10,000 square meters, which are expected to create around 50 jobs in the region. This addition marks a strategic move by the developer, reflecting their acquisition of further land in this area, on which they initially had 10.5 hectares. The integration of retail spaces into residential planning aims at enhancing community infrastructure and providing local employment opportunities.

As the project progresses, it highlights the ongoing development trends in Slovakia’s regional cities and the growing interest from foreign investors in local markets. However, frequent repanning of such projects may raise questions about planning stability, community engagement, and long-term impact on the local economy and environment.
