There is no shortage of rental apartments, rents are not rising
According to expert Marek Wielgo, the rental market in Poland is experiencing an increase in available apartments while rents remain stable.
In the current rental market in Poland, there is a plethora of apartments available for tenants, with a reported 81,500 unique rental listings as of the end of February. This marks a 6% increase from the previous month, although it is a 2% decrease from the same time last year. Market expert Marek Wielgo from GetHome.pl emphasized that the situation is ideal for tenants, as the increase in options coincides with stable rental prices.
Despite the overall growth in availability, the number of new listings has shown a decline compared to the previous years. The monthly inflow of fresh rental offers was around 43,000 in February, which is 4% lower than in January and 7% less than during February of the previous year. This decreasing trend of new listings signals a possible cooling off in the rental market, even though demand remains high in areas with ample supply where developers are competing through attractive promotions.
The current dynamics indicate a potential shift in the market where tenants might find it easier to negotiate terms due to the high number of listings. The analysis from Adradar suggests that while the overall market might be strong with many options, the reduction in new offerings could impact future rental trends, making this a pivotal moment for both landlords and tenants in Poland.
