Map of empty shops in Buenos Aires: these are the areas with the most closed shutters, according to a survey
A recent survey revealed a significant increase in empty commercial spaces in Buenos Aires, with vacancies rising by 38.5% in early 2026.
A survey conducted by the Argentine Chamber of Commerce and Services highlighted the alarming rise in empty commercial spaces across Buenos Aires. From January to February of 2026 alone, the vacancy rate increased drastically, showing a 38.5% rise compared to the same period the previous year, and an outreach of nearly 43.4% when compared to late 2025. This trend underscores a growing crisis for local businesses in the city.
The study specifically focused on major commercial arteries including Peatonal Florida, and avenues such as Córdoba, Pueyrredón, Cabildo, Santa Fe, Rivadavia, Avellaneda, and Corrientes. The report documented a total of 284 commercial premises either for sale, rental, or completely closed. This striking statistic paints a picture of economic distress, suggesting that the vibrancy of business activity in Buenos Aires is waning significantly.
As empty storefronts proliferate, the implications extend beyond just commercial loss; they could indicate larger economic challenges affecting the local population, including job losses and a decrease in consumer choice. As the trend of shuttered businesses continues, there is a growing concern about the long-term health of Buenos Aires' economy and its ability to attract and sustain businesses in key areas.
