Occupants of offices over 10,000 square meters grow by 35% in SP, research points out

A recent study conducted by Newmark has shown a significant increase in the number of large corporate office occupants in São Paulo, rising from 52 in 2021 to 70 in 2025, marking a 35% growth. This rise is indicative of the trend towards larger office spaces, defined as those exceeding 10,000 square meters. This expansion in corporate occupancy has significantly lowered the vacancy rate to 15.9%, the lowest recorded in 14 years, from 25% in 2021, suggesting a robust recovery in the high-end office market.

Geographically, the most notable growth of these large office occupants has occurred in regions such as Faria Lima, Chucri Zaidan, and Avenida Paulista, which are known for their well-established infrastructure and high-quality building offerings. These areas have attracted businesses due to their specialized technical facilities, which cater to the demands of large corporations. The concentration of these large occupants in prime locations reflects a strategic choice for companies aiming to enhance their operational capacities and employee conditions.
