Square meter price in Goiânia reaches R$ 12.6 thousand; Marista leads ranking of most expensive neighborhoods
The square meter price in valued neighborhoods of Goiânia has reached R$ 12.6 thousand, with the Marista sector being the most expensive at R$ 13,336 per square meter.
The recent real estate report by the Goiás State Association of Real Estate Companies (Ademi-GO) reveals that the square meter price in prestigious neighborhoods of Goiânia has surged to R$ 12,600. Among the neighborhoods surveyed, the Marista sector stands out with an astounding price of R$ 13,336 per square meter, indicating a significant rise in property values in this area. This increase is not just a local trend but reflects broader market dynamics that are affecting property prices across the region.
According to Felipe Melazzo, president of Ademi-GO, the rise in property prices can be attributed to several factors including rising production costs and an increasing demand for real estate. He pointed out that the costs involved in producing new apartments have been steadily climbing, partly due to ongoing construction costs, a shortage of skilled labor, and stable land prices which have not seen a decline. These elements collectively push residential apartment prices upwards, intensifying the effects of market demand.
Additionally, the study conducted touches on various neighborhoods with high square meter prices, suggesting that the trend of increasing real estate values is likely to persist. As investors and potential homeowners grapple with these price hikes, the real estate market in Goiânia is poised for continuous evolution, raising questions about affordability and access to housing in one of Brazil's vibrant cities.
