Sydney to get its first new inner-city suburb in decades as Glebe Island becomes Bays West
Sydney is set to unveil its first new inner-city suburb, Bays West, transforming Glebe Island and providing significant public access and affordable housing.
The New South Wales government announced the creation of Bays West, Sydney's first new inner-city suburb in decades, incorporating public waterfront access to Glebe Island for the first time in over a century. This significant redevelopment will replace the iconic 1970s industrial silos and provide 8,500 new homes in a previously underused area stretching from Rozelle Bay to White Bay, located just 2 kilometers from the CBD. The project is strategically located above the new Bays Metro station, facilitating improved transportation links for residents.
A defining aspect of the Bays West development is its commitment to affordable housing; at least 10%, or 700 homes, will be allocated for essential workers. This initiative aligns with the government’s goal to ensure that housing costs remain manageable, specifically defining affordable housing as costing less than 30% of a household's gross income. Additionally, a quarter of the land will be designated as open space, ensuring that the community retains access to public areas, promoting both recreation and environmental benefits in urban development.
The announcement by Premier Chris Minns marks a progressive step towards urban regeneration in Sydney, reflecting the balancing act between accommodating population growth and maintaining sufficient public access to green spaces. As Bays West evolves from its industrial past into a vibrant community hub, the implications for housing affordability, local infrastructure, and public amenity will be closely watched by policymakers, urban planners, and the community alike. This development exemplifies a broader trend in Australian cities towards sustainable urban living and strategic planning for the future.
