Americanas leaves Shopping Iguatemi in São Paulo after action for overdue rent

Americanas has reached an agreement to vacate Shopping Iguatemi in São Paulo after a legal dispute over overdue rent.

Americanas, a major retail chain in Brazil, has reached an agreement with Shopping Iguatemi to vacate its store on Avenida Brigadeiro Faria Lima in São Paulo's financial district. This move comes after months of legal disputes regarding unpaid rent, culminating in a 2024 lawsuit where Iguatemi sought to evict the retailer for approximately R$ 2.98 million in overdue payments. The eviction process was settled through mutual agreement between the two parties.

The closure of the store took place in December 2025, as confirmed by Americanas in an official statement, which indicated that the decision to close the location was made with consideration of the best interests of both parties involved. The company further mentioned that this decision aligned with its current business model, suggesting a strategic shift in its operations amidst ongoing restructuring efforts.

Additionally, the rental debt recorded during Americanas' judicial recovery process indicated a figure of R$ 662,200, significantly lower than the claim made by Iguatemi. This discrepancy highlights the financial struggles faced by Americanas, further complicated by the challenges of adapting to changing market conditions and retail trends. The space left by Americanas is expected to be filled by a new commercial partner, indicating a potential opportunity for renewal within the shopping center after the departure of a significant tenant.
