Mortgages close 2025 above 500,000 loans and reach their best figure in 16 years
In 2025, the number of mortgages signed in Spain surpassed 500,000 for the first time in 16 years, reaching an annual total of 501,073 loans, reflecting a 17.8% increase from the previous year.
December 2025 marked a historic high for the signing of mortgages on homes in Spain, as reported by the National Statistics Institute. The total number of mortgages for the year reached 501,073, a substantial 17.8% increase compared to 2024 and the highest annual figure since 2010. This growth represents the second consecutive year of rising mortgage signings, with 2024 also experiencing an increase of 11.7%. Notably, December alone accounted for a 17.4% rise in signed mortgages compared to December 2024, continuing a streak of 18 months of increases in mortgage activity.
The average amount of mortgages taken out in 2025 was 163,738 euros, marking a 12.6% rise from the previous year. Consequently, the total capital lent by banks exceeded 82.044 billion euros, reflecting a substantial 32.6% increase over the previous year. This surge in mortgage lending indicates a thriving housing market, as more individuals and families are securing loans to purchase homes.
Furthermore, the average interest rate for these mortgages has remained below 3% for 11 consecutive months, reaching 2.87% in December. This low-interest environment is likely contributing to the favorable conditions for borrowers and the overall uptick in mortgage activity, suggesting a strong demand for housing and potentially positive economic trends in the Spanish real estate market.
