Bad Tölz, known for attracting wealthy retirees from across Germany, faces a growing demand for elderly care services, particularly in its spa quarter. The city's average age is slightly higher than the Bavarian average, leading to increased care needs. However, care professionals, such as nurses and nursing aides, often find it difficult to afford the high rents in the area, which poses challenges for staffing the sector.

To address this issue, a new housing project is proposed for Ludwigstraße, intended to include 22 individual apartments and shared spaces specifically designed for care workers, employees, and students.
