Despite a slight overall increase in property prices, certain neighborhoods in Buenos Aires experienced notable declines in their property values in February 2026.
The Buenos Aires real estate market has entered a new phase at the start of 2026, following two years of rising prices in 2024 and 2025. While the average price per square meter showed a modest increase of 0.2% in February, reaching $2455/m², certain neighborhoods, however, saw declines in their property values, indicating a mixed market situation. In fact, average prices for studio apartments have stabilized at around $108,000, while two-bedroom properties are approximately priced at $129,000 and three-bedroom homes at $178,000.
Particularly, the neighborhoods such as Parque Patricios, Santa Rita, and Parque Avellaneda reported decreases in property values. For example, Parque Patricios saw its price drop from $1759 to $1738 per square meter, Santa Rita's prices lowered from $2123 to $2106, and Parque Avellaneda fell from $1600 to $1589.
