Garage prices in the Czech Republic, particularly in Prague, have skyrocketed, with offerings often exceeding one million crowns due to a decline in parking spaces amid a rising number of cars.
Recent trends in the Czech Republic show a significant increase in the prices of garages and parking spaces, with many listings reaching staggering amounts that rival those of smaller plots of land or even apartments. In cities like Prague, it is common to find garages priced at over one million crowns, with some exceeding two million. This price surge stems primarily from a persistent mismatch between supply and demand; parking spaces are diminishing in urban areas while the number of vehicles continues to rise sharply.
Real estate agent Štěpán Gjurič from RE/MAX Horizont attributes the growing demand for garages to the wealth accumulation in society, noting that urban car ownership has drastically changed over the past few decades. Four decades ago, it was typical for one car to service three apartments, whereas now, many apartments host two or more vehicles. This change is partly driven by policies that require new housing units, especially those created through popular stories like loft conversions, to include designated parking spots, exacerbating the demand for available garages.
Furthermore, urban planning in many cities was established at a time when automobile traffic was not as dense, leading to significant challenges in accommodating the growing number of cars today.
