Shinwol 5-dong in Yangcheon-gu, Seoul, Finally Undergoes Redevelopment... "1241 Housing Units to be Provided"
The redevelopment plan for the aging residential area of Shinwol-dong in Yangcheon-gu, Seoul, has been revived and will include the construction of 1241 housing units under a public redevelopment scheme.
The aging residential area of Shinwol-dong in Yangcheon-gu, Seoul, is set to be redeveloped after previously being removed from designated areas due to a lack of project viability. The Korea Land and Housing Corporation (LH) announced on the 13th that the designation of the public redevelopment area in Shinwol 5-dong has been finalized. The planned redevelopment will cover an area of 53,820 square meters, allowing for the construction of 25 apartment buildings with a total of 1241 units, including 201 public housing units.
Originally designated as a maintenance district in 2010, the area faced setbacks due to height restrictions and low project viability, leading to its removal from the planned maintenance zones. However, in accordance with the government's 8-4 measures in 2022, it was selected as a candidate site for public redevelopment. LH's involvement as a preliminary project executor has accelerated the development progress. They have proposed eliminating height restrictions while capping the maximum height to 14 stories at 57.86 meters above sea level, significantly enhancing the project's viability.
The planned redevelopment will also include a public passage linking the adjacent redevelopment area, and enhancements to local amenities such as care facilities and childrenβs parks. LH's command office head, Park Hyun-geun, emphasized the project's aim to improve the living environment of previously neglected areas and to address imbalances in housing supply across Seoul's urban center.
