Residents of Pinhalzinho, São Paulo, are facing substantial increases in their Property Tax (IPTU), with some experiencing hikes of over 300% for the year 2026. For example, one homeowner saw their tax rise from R$ 1,800 in 2025 to R$ 8,000 this year. This shocking increase is attributed to a recent cadastral update conducted by the city, which involved georeferencing to identify previously unregistered or inaccurately reported property sizes. According to Marcos Roberto Guarizzo, the city’s Secretary of Infrastructure, many properties that were reported as smaller than their actual size have been corrected, leading to the increased tax burden.
The mayor of Pinhalzinho, Sebastião Zanardi, had announced in December 2025 that municipal taxes, including the IPTU, would see a general correction of 4.68% in 2026. However, factors such as these new assessments have dramatically affected certain properties, creating significant disparities in tax liabilities among residents. Guarizzo explained that the adjustments are part of an effort to accurately reflect the real estate situation in the municipality and to address issues of property irregularities that have persisted in past administrations.
