Increase in Flat Size in the Top 7 Cities of the Country, Smallest Houses in Mumbai

The average size of apartments in India's top seven cities has increased by 17% over the past two years, with Mumbai having the smallest homes.

According to an analysis by Anarock, the average size of apartments rose from 1,420 square feet in 2023 to an expected 1,676 square feet by 2025, marking an 8% increase over the last year alone. This growth is primarily driven by the influx of luxury homes entering the market.

The National Capital Region (NCR) is anticipated to experience the highest growth in apartment size compared to the other cities in this period. Here, the average size of flats is projected to increase by 30%, from 1,890 square feet in 2023 to approximately 2,466 square feet by 2025. This surge is attributed to new luxury homes coming to market, with around 80% of new project launches being in the luxury segment, featuring larger homes and superior amenities.

Furthermore, the demand for luxury homes in the NCR is significantly high, driving an upswing in supply. In 2024, the average flat size in this region is expected to be 2,435 square feet, reflecting the growing preference for spacious living accommodations. This trend raises implications for urban planning and the housing market, particularly in metropolitan areas like Mumbai, where despite luxury market growth, house sizes remain comparatively small, prompting discussions about the livability and financial burdens of urban housing.
