Rental delinquency reaches lowest level in eight months

Brazil's rental delinquency has decreased to its lowest rate in eight months at 3.29%, reflecting a positive trend despite ongoing economic concerns.

In Brazil, the rental delinquency rate has begun 2026 on a positive note, dropping to 3.29% in January, the lowest it has been in eight months. This represents a decrease of 0.15 percentage points from December's rate of 3.44% and a drop of 0.40 percentage points from November's 3.69%, according to the Rental Delinquency Index (IIL) provided by Superlógica. The average delinquency rate for the previous year was 3.50%, showing little change from the 3.49% recorded in 2024.

Manoel Gonçalves, director of business for real estate at Grupo Superlógica, interprets this decline as a positive sign, although he advises caution. He points out that persistent inflation and high interest rates remain potential threats that could affect household budgets and, as a result, the ability of tenants to pay their rents. These economic factors continue to be of significant concern as they might restrain the improvement seen in rental payment compliance.

The report also highlights that delinquency rates are particularly pronounced among residential properties with rents of up to R$ 1,000, exceeding those for high-income contracts above R$ 13,000. Gonçalves emphasizes that while the decrease in delinquency is encouraging, it is premature to assess the trend with complete optimism given the larger economic climate still in play.
