There is growing interest in leasing commercial properties, particularly in Piraeus, with Athens maintaining its top position for the period 2022-2025.
Interest in commercial real estate leasing has significantly increased, especially in Piraeus, while the municipality of Athens continues to lead the market from 2022 to 2025. Detailed statistics presented at the "Greece 2026. Business, Real Estate, Investments" event, hosted by entrepreneur and analyst Ilias Papageorgiadis, show that Athens has held the top demand spot for commercial property rentals over the past four years.
Glyfada remains firmly in the second position for demand, with Piraeus climbing to third place in 2025 (up from sixth in 2024), indicating a stronger interest in locations near the port. Traditional retail markets such as Chalandri, Nea Smyrni, Kallithea, Kifisia, and Marousi continue to dominate the top ten, while Nea Ionia emerges as a new point of interest, ranking tenth in 2025.
Regarding logistics requests, the municipality of Athens remains at the forefront, but Piraeus is also gaining traction. This shift in interest towards commercial properties in Piraeus highlights a potential revitalization of the area as a commercial hub, reflecting broader trends in urban commercial real estate dynamics in Greece.
