Developer Sentiment Index. "Pessimism is Disappearing"
Developers in Poland are experiencing a shift from pessimism to optimism, with expectations for increased sales of apartments reaching their highest levels in months.
According to analysts from the portal Tabelaofert.pl, the sentiment among real estate developers in Poland is becoming increasingly positive. The latest reading from their developer sentiment index indicates one of the strongest demand signals seen in months, with 53.8% of firms expecting a rise in apartment sales, while only 1.9% anticipate a decrease. This marks a significant shift from the past year, where pessimism about the market remained prevalent, as developers now largely disregard any potential downturn in the market.
The past two years have seen a dramatic increase in the availability of new apartments in major markets, rising from 40,000 to 70,000 listings. Previously, in 2024, a notable percentage of firms had projected a worsening market environment, often exceeding 20%. However, today thereβs a staggering difference of 51.9 percentage points between those who are optimistic and those who are pessimistic about future sales, showcasing a remarkable turnaround in developer confidence.
Analysts suggest that the firms constructing residential complexes have entered 2026 with a belief that the autumn revival of the previous year was not merely a temporary boost but the beginning of a more stable economic trend. This robust outlook for apartment sales could influence broader economic conditions, indicating a recovery in the housing market and reflecting growing consumer confidence and demand in the sector.
