The area where a three-room apartment can still be rented for less than a million pesos
Rental prices in the Greater Buenos Aires area are increasing at a rate above inflation, with significant variations across regions.
Rental prices in the Greater Buenos Aires (GBA) area have been escalating, with a notable increase of 37.5% in the north region during 2025, surpassing the inflation rate of 31.5%. This results in a real annual growth of 6%, highlighting the sustained demand for rental properties even in the context of economic challenges. However, while the prices continue to climb, the pace of this growth is decelerating compared to previous years, indicating a potential shift in the rental market dynamics.
Comparatively, the western and southern regions have experienced even steeper increases in rental costs, with a staggering rise of 41.6%, translating to a real annual increase of 10.1%. This region stands out as one of the most impacted by rental adjustments, showcasing disparities in market behavior across different GBA areas. The report by Zonaprop, published in December, emphasizes these trends, reflecting the overall tension in Argentina's housing market as affordability becomes a pressing issue.
As of now, a three-room apartment of 70 square meters in the northern region averages at 1,001,233 pesos monthly, while a two-room unit at 50 square meters reaches an average of 719,000 pesos. These figures illustrate the ongoing challenges for renters in Buenos Aires, who are grappling with rising costs amid stagnant wages and inflation, prompting discussions around housing policies and market regulations in Argentina.
