Real Estate: End to 'black' rents - Risk of losing benefits

Mandatory payment of rent through bank accounts will begin in Greece on April 1, 2026, due to new legal provisions aiming to combat unreported rental income.

Starting April 1, 2026, important changes will affect rental agreements in Greece, as outlined in law 5264/2024. According to this legislation, it will become mandatory for rent payments to be made via bank transfer. This new regulation modifies the implementation date of provisions in law 5222/2025, which introduce electronic payment for rents. The main objective of these changes is to ensure transparency and eliminate 'black' rents by allowing the Independent Authority for Public Revenue (AADE) to cross-check declared rents against bank transactions. This will significantly reduce the chances of undeclared rental amounts and informal payment agreements.
